A water coil fails when circulation stops while the fan still pulls freezing outdoor air through standing water in the tubes. It is one of the costliest winter ventilation failures: coil replacement, downtime, sometimes a flood.
Protection is a chain, not one sensor: air-stat after the coil, water temperature/flow, isolation and mixing valves, sequence to close outdoor air / open bypass and stop the fan. Glycol is a separate discussion for high-risk sites.
Typical faults: sensor in the wrong place, no pump standby, catalogue piping with no controls, protection disabled “because of nuisance trips”. The leak shows in spring.
