Offices of 200–1000 m² are where teams miss: a forest of wall splits, or a VRF where two multi-splits would do. It is about façade, power, mixed occupancy and who services the plant at +40°C — not the logo.
Multi-split: one outdoor, several indoors, cheaper on small floors, lighter piping design. Limits: pipe length and indoor count; many zones fill the façade; peak heat loads every circuit at once.
VRF/VRV: one or two outdoor plants, many indoors with individual setpoints, cleaner façade, better part-load, a proper service loop. Design, vacuum and commissioning cost more. It pays when rooms, meeting spaces and open-plan run different hours.
Rough cut: ~150–200 m² simple layout often stays multi-split. Toward 400–1000 m², several floors or a protected façade — look at VRF. Final choice after load and pipe layout, not a brochure.
